Repeat customers receive the following benefits on rentals:

5-10% discount on my rack rates (10% on Diamond Resorts direct
reservations, usually 5% on everything else, some reservations for units owned
by other owners such as Westin and Marriott I may or may not be able to offer
discounts). Sometimes with full rack
rate payment I’ll upgrade you to the next size unit (depends on reservation and
resort)

If you book vacations more than 8 months in advance I bill 50% at
time of booking and balance 2.5 months before checkin for any reservations made
from my ownership (Westin and Marriott and other owner reservations are always
100% at time of booking, as is true for first time customers).

The following is the same for all Vacation Village Weston
or Bonaventure properties:
- Rent any time of year 2BR $900 / 1BR/Studio $600!! Additional $200
charge for rentals made less than two months in advance, in some months.
- Vacation Village Bonaventure Maintenance and Tax $771/yr
for 2006 tax and 2007 maintenance, due Jan-07
- Vacation Village Weston Maintenance and Tax $746/yr for
2006 tax and 2007 maintenance, due Jan-07

Properties
(2) This unit was converted into a CSV1
contract Aug-07 and is for sale as a 4,500 SunOption CSV1 contract which never
expires. A 1BR
ocean front rental is 4,500-8,500 SunOptions at $0.185/SunOption but can be
discounted at times.
(3) Specific unit for sale is 3,500
SunOptions per year at the Ka’anapali, worth a biennial scenic view 1BR unit EOY
or every year if reserved less than 60 days in advance. $792.79 Main/Tax
for 2007 (due every other year) does not include annual $151 ClubSun membership
fee, which is mandatory even if you do not convert the ownership back into
ClubSun after purchasing from me.

Scenic View, $1,500 Ocean View, $1,900 Deluxe Ocean View (including some Ocean

2BR: Ocean View $3,300, 2BR Presidential Ocean

(5) In addition to the maintenance and taxes listed, Sunterra
may charge a membership fee for partial or full ClubSun participation. The fee is $151 to
$300/yr
(6) Rental charged at $0.185/Sun Option, a 3,000 SunOption
Studio would be $555/wk and a 1BR Deluxe Ocean View Maui unit is 11,500 SO or
$2,100/wk but discounted to $1,900/wk. Inquire for Sunterra rental opportunities at
all 90+ resorts!
Stays as short as 2 nights and 1 week stays as low as $555!
(7) After your purchase of any resale unit you will have to
convert your ownership/membership if you wish to have full access to the 90+
Sunterra resorts and have full ClubSun membership privileges! As of Dec-06 the
$2,995 conversion fee is no longer honored, although I have two allowances from
Sunterra to still use this program (As of 01-Jun-07). Under current
rules, the buyer will need to buy 2,000 to 3,500 SunOptions directly from
Sunterra in order to be allowed to have the re-sale ownership/membership
converted back into Club.

(9) Westin Ka’anapali 2BR lockout can be rented as 2BR $4,900,
1BR $3,100 or Studio $1,950. The units are all ocean front if reserved
more than 8 months in advance! Studios are ocean view since the 1BR and LR
side are ocean front.

(11) Rate listed is for reserving the specific deeded week
listed, otherwise it is possible the rental cost will be higher or lower
depending on the time of year.
(12) $0.185 per SunOption Used, thus a week requiring 11,000
SunOptions will cost $2,035 unless otherwise discounted, which is possible –
especially less than 2 months in advance.
